STR Exchange LLC ("STR Exchange", "we", "us") is based in North Carolina. This Privacy Policy explains what information we collect, how we use it and the choices you have. It applies to str-exchange.com, our member portal, and our calls and text messages.

• Account details: your name, email address, phone number and the property search criteria you give us.
• Payment details: processed by our payment provider. We do not store full card numbers.
• Messages and calls: texts, emails and calls with our team, including call recordings and transcripts.
• Usage data: pages you visit, your device and browser type, and cookies that keep you signed in and show us which pages are useful.

2. How We Use Your Information

We use your information to run the service, match you with properties, reply to you by email, phone or text, bill you, improve the service, keep records, follow the law and enforce our Terms and Conditions.

3. Who We Share It With

• Service providers that host our website and portal, process payments, and send our emails, texts and calls. They may use your information only to provide those services to us.
• Landlords and our sourcing partners, only as needed to arrange a lease you ask us about.
• Authorities when the law requires it, or a buyer if our business is sold.

We do not sell your personal information. None of the sharing above includes text messaging opt-in data or consent, which we never share with third parties.

4. Text Messages

If you agree to receive text messages from STR Exchange, we use your phone number to send the messages you asked for. Message frequency varies. Message and data rates may apply. Reply STOP to opt out at any time, or HELP for help.

5. Calls

Calls with our team may be recorded and transcribed for quality and record keeping.

6. How Long We Keep Information

We keep your information while your account is active, and after that for as long as we need it for records, disputes and legal requirements.

7. Security

We use reasonable safeguards to protect your information. No system is perfectly secure.

8. Your Choices

You can ask to see, correct or delete your information by emailing morgan@thestrexchange.com or through our contact page. You can unsubscribe from emails with the link in any email, and from texts by replying STOP.

9. Children

STR Exchange is for adults 18 and older. We do not knowingly collect information from children.

10. Changes to This Policy

If we change this policy, we will post the new version on this page with a new date.
